If the time has come to purchase your first home or to "move up" in home quality, you've probably started browsing various homes for sale in your area. The instinct is usually to buy a home being resold by a previous owner — after all, there are many more "resale" homes on the market than new homes in most areas. But consider that, while buying a new home is not necessarily for everyone, there are some advantages to buying a brand new residence. Here's a look.

You can typically have some things customized.

When you buy a new build, you typically put an offer in on the home while it's still under construction — if not before it is even built. This allows you to customize some minor things about the home, such as how many outlets are placed on the walls and where the windows are located. If you want to add a bathroom or a few extra closets, this might even be possible. While you could do renovations in an existing home, you'd have to handle such renovations yourself. When you purchase a new home directly from the builder, they can streamline the process so you don't have to worry about getting estimates.

You won't have to replace anything for a good, long time.

When you buy a home at resale, all of the items and appliances will be at different stages in their "wear" process. For instance, the furnace may be 10 years old, the roof might be 15 years old, and the carpet may be 8 years old. It won't be long before you'd have to replace something. But in a new build, everything is brand new. You should not have to worry about replacing a thing for at least a decade. This can be really helpful when it comes to budgeting; you don't really need to account for repairs during the first years you're in the home.

There are no concerns about previous homeowners' shoddy work.

When a home has had several owners, it's hard to keep track of who made what updates and changes — and how good of a job they did. Chances are a home with several owners has had some repairs and updates made that are not top-quality. In a new build, however, all of the work will have been done by professionals.

Choosing The Right House
